   Vance Appraisals is owned and operated by Bruce Vance. I have been in the appraisal business since 1991. I am a Kentucky Certified Residential Appraiser and an Indiana Certified Residential Appraiser.  I believe in doing a thorough appraisal in a timely manner.  I strive to contact the borrower within 12 hours of receiving the appraisal assignment.  My goal is to complete the appraisal 1-2 days after the inspection. Some properties are more time consuming than others. Therefore I will contact my client within 24 hours if this turnaround time cannot be reached.  I serve the Louisville Metro area and the following counties:

KENTUCKY: Jefferson,Oldham, Spencer, Shelby, Henry and Bullitt

INDIANA: Clark and Floyd
